When should you start looking for a student house?

The short answer: earlier than you think

In Nottingham and Derby, the student house hunt kicks off properly around October and November for the following academic year. That can feel ridiculously early when you’ve only just moved into this year’s place, but the best houses in the most popular areas get snapped up fast, often months before anyone actually moves in.

If you’ve got your heart set on a particular area or a bigger house for a larger group, earlier is always better. The pool of great properties is biggest at the start of the season and shrinks quickly from there.

Sort your group first

Before you even start viewing, have an honest conversation about who you’re living with. The single biggest cause of stress in the house hunt is a group that isn’t actually settled. People drift in and out, someone decides they want an en suite, two friends fall out, and suddenly the five-bed you loved doesn’t work.

Agree your group, agree roughly what you want to spend, and agree what matters most, whether that’s location, price, bills included or having your own bathroom. Once you’re aligned, everything moves faster.

Get your paperwork ready early

When you find the right house, you’ll want to move quickly, and nothing slows a group down like scrambling for guarantor details at the last minute. Make sure everyone knows they’ll need a UK based guarantor, or can arrange a guarantor service, before you start seriously viewing. Having that sorted means you can secure a property the moment you find the one.

What if you’ve left it late?

Don’t panic. Good properties do still come up later in the year, and sometimes a group drops out of a house that’s otherwise perfect. If you’re searching late, get your name on our list, be ready to move fast, and stay flexible on area. We’ll help you find something that works.

The simplest advice we can give: register your interest with us early, even if your group isn’t fully decided. That way you hear about the best properties first, and you’re never the group left scrambling in the summer.
