When should we start looking for a house?
As early as you can, ideally October or November for the following year. The best houses in the best spots go fast, especially for bigger groups, so getting your name down early means more choice and less stress. Found somewhere you love? Get your whole group ready to go at the same time, because that is what secures it.
Do we each need a guarantor, and what if we can't get one?
Usually yes, each of you needs a UK based guarantor, normally a parent, who agrees to cover the rent if you can't. They'll need to be a UK resident, earn at least 36 times your share of the monthly rent a year, and have no CCJs or bankruptcies. No one to ask? No problem. You can use a paid guarantor service instead, or choose to pay some rent upfront, though that is always your call and never something we make you do.
How do tenancies work now, and how do we end ours?
Since the Renters' Rights Act, tenancies are periodic, meaning they roll on monthly rather than running for a fixed term. You can end the tenancy by giving the required notice, currently two months. One thing to know as a group: if you're on a joint tenancy and one housemate gives notice, it can affect everyone, so it's always worth talking to us first so we can help you work out the best option together. If you're in a purpose built student block, the rules can be different, and we'll always explain your specific agreement before you sign.
What about bills, and how do we get our deposit back?
Some houses come with bills included, and on many others you can add a package like Unihomes so everything's rolled into one payment with nothing to split between you. Otherwise you sort the bills yourselves. On your deposit, which is usually five weeks rent and protected with mydeposits, take photos and videos on move in day and flag anything that's already damaged. At the end, once keys are back and any deductions are agreed, your deposit comes back through the scheme, usually within a few working days.
