I have used Tristram / Student Living Co. for Let Only services for a few years now, I find them to be very friendly and very good at finding me pleasant tenants for my properties. All the staff are very easy to talk to, and their processing for letting is straight forward and things run very smoothly during the processing of finding tenants all the way to them moving in. In particular, Cora and Kyle are extremely helpful, and I must say that they have been going above and beyond with the support that they give me as they always assist with extra things and other questions that I always have that go beyond the Let Only services I use them for. Additionally, they have been giving me very good quotes compared to other agents so I highly recommend Tristram's.

After unsatisfied letting experience with other agent. We moved our students renting properties to Tristram. We have worked with Tristram for 3 years so far. They worked very efficiently and friendly. We give them 5 star ratings.

I have entrusted my property to The Student Living Co to look for tenants for many years, and they always gets rented out very early each year. The tenants I’ve had always very nice and keep my properties clean. I’d like to thank Cora for her thoughtful help over all these years. She has provided great support with everything from setting the right rental price to arranging property viewings. She also do very detailed checks on every guarantor, and reach out to me to confirm if I could accept whenever there’s any uncertainty. I highly recommend this agency to everyone.

I’ve had a really positive experience using this letting agent and would happily recommend them to other landlords. What stood out straight away was how professional, organised, and easy they were to deal with throughout the entire process. Communication has been excellent from start to finish. I was kept updated regularly, any questions were answered quickly, and everything was handled in a clear and straightforward way. It made the whole experience far less stressful than I’ve experienced elsewhere. The team were proactive in marketing the property and found excellent tenants in a short space of time despite changes in the market. They clearly know the local market well and gave helpful, honest advice throughout. What I’ve appreciated most is the level of trust and confidence they give you as a landlord. It’s reassuring knowing the property is being looked after properly and that any issues will be dealt with quickly without needing constant involvement from me. Overall, a genuinely professional and reliable service, and easily one of the best letting agents I’ve worked with. Many thanks to Cora & the team.

Emergency Out-of-Hours Assistance

Emergencies don’t keep office hours, and neither do we. If something urgent happens at your property outside of normal working hours, here’s what to do.

What counts as an emergency?

An emergency is anything that poses an immediate risk to your health, safety, or the structure of the property. This includes gas leaks, total loss of power, significant water leaks or flooding, complete loss of heating or hot water in cold weather, and security breaches such as a broken door or window.

Routine maintenance issues, such as a dripping tap or a faulty appliance, are not emergencies and should be reported through our online portal, Property File, during normal hours.

  1. Gas Leaks: The smell of gas or suspicion of a gas leak should be treated as an emergency. Leave the property immediately and contact Cadent immediately, 0800 111 999.
  2. Electrical Failures: If you have loss of power, check with your utility provider and/or neighbours to determine if there has been a power cut, also, check your fuse board to ensure nothing has tripped the electrics. Total loss of power or sparking outlets can indicate a serious electrical issue. Turn off the main switch and contact us immediately.
  3. Water Leaks or Flooding: Significant water leaks, burst pipes, or flooding can cause extensive damage to the property and belongings. Shut off the water supply if possible and inform us immediately.
  4. Heating or Hot Water Failure: A complete loss of heating or hot water during cold weather is considered an emergency, particularly for households with elderly residents, young children, or medical vulnerabilities.
  5. Security Threats: Broken doors or windows compromising the security of the property should be addressed urgently.
  6. Carbon monoxide alarm sounding? Do not ignore it. Leave the property immediately, get fresh air, and call 999 if anyone feels unwell. Do not re-enter until the property has been checked by a qualified engineer. Call the Gas Emergency line on 0800 111 999 for advice.
  7. Roof or ceiling damage
Sudden ceiling collapse or significant roof damage after a storm poses an immediate structural risk. Vacate the affected area and contact us straight away.
